The Business Plan for the Establishment of an Agro-tourist Pension in the Moravian-Silesian Region

The master’s thesis deals with the creation of a business plan to establish an agrotourist pension in the Moravian-Silesian Region. The first part describes concepts and definitions related to the given issue. In the second part the external and internal environment, own resources and capabilities are analysed and marketing research is performed. In the third part business plan to establish an agrotourist pension is processed based on these analysis.

MIKULOV WINERY U Lomu Wine proposal is bound to a place I know well from my childhood - the house in Mikulov under Turoldem. The house where my grandparents lived for many years and have built their homes and facilities. Idea of my diploma work is in the design winery, which would continue in both local and family tradition. In addition to a family house with housing the winemaker and his family (private part), there would have been even wine production focused on quality rather than quantity (production part). The design includes a raised corner object that represents the winery itself - tavern with an observation gallery offering local wines and dishes. It is tied to a large garden with flowering fruit trees, pergola with barbecue and seating. In the vicinity of the summer garden is designed smaller square that embrace houses, which offer private accommodation for lovers of culture and others. They are designed as double duplex units with views of the city skyline Mikulov. The object at the head of the square acts as a barrier on the ground. Story building is underground operationally linked to the cellar, where wine tasting will take place for a larger group of wine lovers drink in a separate vaulted room under the ground. The spaces between the square and on the corner object applies water element - copper well supplied with water from the spring. Instead of symbolically linked with copper, which refers to the settlement of this landscape in the Neolithic (the time of copper). Overall, the project reflects the potential of the place and reflects the traditional method of farming into a contemporary winery.
Guesthouse Repechy - renewal and extension of farmhouse

This bachelor thesis is based on an atelier project, which was elaborated during the summer semester of the third year of bachelor study. The subject of this work is restoration and completion of the former rustic building (farmhouse) situated on the outskirts of the village Repechy in the Olomouc Region, district of Prostejov. The building was probably built in the early 20th century. Its current state of disrepair was caused by the 2nd World War events, later inappropriate interventions and prolonged neglect and decay of the building. The building is mostly constructed from bricks and stone. The construction had several stages. At first, a two-story, partly cellared living area with nonresidential attic and associated economic parts was built. The cowsheds were built in the form of the "U" letter in the next stage. The object thereby got a character of an enclosed building with an outdoor atrium. A metal roof was later built over the atrium. The main aim of the project was to preserve the original shape and the appearance of a typical farmhouse as much as possible, while providing a new functional use, which might attract tourism to the Repechy village and embrace the charming landscape of Drahanské Highlands. This design considers the function of a pension with services such as recreational trips, including dining options, wellness stays, agrotourism and cycling. Hippotherapy is perhaps the most important function of the pension, the stalls part was specifically designed for its purposes. Due to the unsatisfactory state of disrepair of the building, it is more of a demolition, rather than completion and a subsequent reconstruction. Conservation of only the historically oldest and the most decorated northeastern frontage and the north-western corner of the original residential area is considered. Wine Farmstead in Jaroslavice

The complex containing the winery production. Winery and accommodation services are placed at the eastern part of the property. This solution provides a privacy particular separation of work from home life. Another advantage is the possibility of selling individual parts separately. In response to the landscape and typical cellar lanes , which are located in Jaroslavice, individual functions are divided into several smaller buildings.
Eco-friendly tourism complex Strachotín – urban and architectural study.

This diploma thesis is focused on the urban design of the selected area in the village Strachotín and the architectural design of the building in the given locality. The aim of the proposal is to connect the building with regard to the surrounding landscape and to make the locality more attractive to tourists around the northern shore of Nové Mlýny reservoirs. The design concept is based on the modular arrangement of the individual parts of the object. Functional layout is represented by a hotel, wellness, restaurant and cosmetics production.

This bachelor thesis entitled „Use of indigenous livestock breeds in agro-tourism“ deals in the first part with the characteristics and histoty of these breeds. Most of these breeds are included in the program for the protection of the gene pool od indigenous. For each breed there is a short assessment of the positives and negatives of the breeding. It is followed by part with selection of several agro-tourism enerprises in the Czech Republic that breed presented. Futhermore, the current state of indigenous livestock breeds is assessed and their possible future development is proposed. Finally, a SWOT analysis is presented from the perspective of rural tourism in the Czech Republic.

This bachelor thesis focuses on the identification and subsequent analysis of barriers to entrepreneurship in rural tourism, with the aim of providing an overview of the main obstacles faced by entrepreneurs in this area. Furthermore, the measures will be proposed to overcome these limiting factors.

The aim of this diploma thesis is to assess the business plan feasibility in the form of an agritourism pension with wellness facilities. This study consists of two fundamen-tal parts. The theoretical part defines, using the literature and the author's knowledge, the concepts of which knowledge is necessary for any business. Especially, it presents the business sphere terms, defines various methods of processing business plans and explains the term agrotourism. The practical part describes a specific business plan.Applying the analysis the feasibility and potential prosperity of this business plan is evaluated.

This diploma thesis is focused on mapping the method of financing and management of a family business with the help of financial resources from fund sources and the development of agrotourism in an agricultural enterprise. The work is focused on the agricultural farm of Irena Jurčíková, whose business is the breeding of beef cattle without marketable milk production. The first theoretical part of the thesis defines the possible current financial support for small family businesses, which are further described in more detail, their development and the procedure for applying for grant titles. The second application part characterizes a small family farm, which focuses on cattle breeding without marketable milk production and its management. It also describes the evaluation of financial support that the agricultural entity draws annually from the European Union and national resources. For the elaboration of my diploma thesis I chose the method of personal interviewing, for which the internal documents of the family farm were used, which were processed, and on the basis of these documents the dependence of the farm on received financial subsidies and further possible development in agrotourism.
